1. Nature of services & strict no-advice disclaimer

YTech Ventures LLC, operating as SRealtyNest, is an independent financial modeling and market research publication. We are NOT licensed real estate brokers, attorneys, certified public accountants (CPAs), tax advisors, mortgage lenders, or registered investment advisors in the United States, the Dominican Republic, or any other jurisdiction.

Informational purposes only: all outputs from the Deal Scorecard, custom Due-Diligence Reports, Investor Intel Briefs, and Strategy Calls are provided strictly for educational and informational purposes.

Not legal or title advice: real estate transactions in the Dominican Republic involve complex legal frameworks (including Deslinde, Fideicomiso, Law 158-01 / CONFOTUR tax exemptions, and property transfer taxes). Our reports evaluate commercial and financial metrics only and do not replace a formal legal title search (estudio de títulos) or contract review by a licensed Dominican Republic real estate attorney.

No guarantee of projections: rental yields, short-term rental occupancy rates, property appreciation, construction delivery timelines, and mortgage interest rates are forward-looking estimates based on third-party data (such as AirDNA, AirROI, central bank data, and public listings). Real estate investments carry inherent risk, including total loss of capital or indefinite construction delays.

2. No affiliation with developers or lenders

Unless explicitly disclosed in writing, YTech Ventures LLC is wholly independent and has no financial ownership in, nor receives kickbacks from, the real estate developers (constructoras), projects, or financial institutions analyzed in our reports or calculators. Any mention of specific projects is solely for analytical illustration.

3. Calculator usage & shareable links

User-entered assumptions: the Deal Scorecard operates on mathematical formulas driven by default benchmarks and user-modified inputs. You are solely responsible for verifying the accuracy of the inputs you enter.

Shareable URLs: when you generate a shareable deal link (?deal=), your entire deal configuration is encoded directly into the URL string. Anyone with that URL can view the parameters you entered. Do not input confidential personal information into custom property name fields.

4. Intellectual property & single-buyer license

All software code, calculator methodology, custom Due-Diligence Reports, and Investor Intel Briefs are the intellectual property of YTech Ventures LLC.

Personal use license: when you purchase a Due-Diligence Report, we grant you a revocable, non-exclusive, non-transferable license to use the material for your personal real estate evaluation (and to share with your immediate spouse, co-investor, or retained legal counsel).

Prohibition on resale/distribution: you may not resell, publicly post, redistribute in bulk groups, or commercially exploit our paid reports without prior written permission. Real estate agents wishing to share reports with multiple clients must inquire about partner licensing.

5. Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, IN NO EVENT SHALL YTech Ventures LLC, ITS FOUNDERS, ANALYSTS, OR CONTRIBUTORS BE LIABLE FOR ANY DIRECT, INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES (INCLUDING LOSS OF DEPOSITS, CONSTRUCTION DELAYS, DENIED CONFOTUR EXEMPTIONS, NEGATIVE CASH FLOW, OR LOST PROFITS) ARISING FROM YOUR RELIANCE ON ANY CALCULATOR OUTPUT, REPORT, BRIEF, OR STRATEGY CALL.

OUR TOTAL CUMULATIVE LIABILITY FOR ANY CLAIM SHALL NOT EXCEED THE TOTAL AMOUNT YOU PAID TO YTECH VENTURES LLC IN THE SIX (6) MONTHS PRECEDING THE CLAIM, OR $100.00 USD, WHICHEVER IS GREATER.

6. Indemnification

You agree to indemnify and hold harmless YTech Ventures LLC from any claims, damages, legal fees, or disputes arising from your investment decisions, your violation of these Terms, or your disputes with any real estate developer, agent, property manager, or lender.

7. Governing law & dispute resolution

These Terms are governed by the laws of the State of New Jersey, United States. Any legal proceeding arising from these Terms or the Services shall be brought exclusively in the state or federal courts located in the State of New Jersey.
